Agent Partnership Scheme

Terms & Conditions

Rewarding estate agency partnerships with loyalty discounts of up to 25%.

1. How Your Discount Is Calculated

1a. Monthly Discount Calculation

The Agent Partnership Scheme rewards participating estate agencies based on their ongoing use of Darryl Rixon Photography.

Your agency's monthly loyalty discount is calculated using two independent qualifying methods:

Method 1 – Photography Job Volume

The total number of qualifying photography jobs submitted by your agency during the relevant calendar month, subject to those jobs subsequently proceeding.

Method 2 – Percentage of New Listings

The percentage of your agency's genuinely new property listings first published online during the relevant calendar month that were photographed by Darryl Rixon Photography.

Whichever qualifying method produces the higher discount will automatically apply, up to a maximum of 25%.

The discount earned during one calendar month will apply to eligible photography job orders submitted during the following calendar month.

1b. Monthly Discount Structure

Important: The two qualifying methods operate independently. Your agency does not need to achieve both thresholds.

Where at least one qualifying photography job has been supplied, the minimum earned discount will be 5%, even where the listing percentage is below 5%.

Percentage-based qualification uses the actual calculated percentage without rounding upwards. The percentage bands are continuous: for example, a result above 10% and up to 20% qualifies for the 10% discount tier.

1c. Introductory Discount

All new participating agencies will receive an introductory 15% discount on eligible photography jobs ordered during their first calendar month of membership.

The introductory discount applies from the date the agency joins the Partnership Scheme until the final day of that calendar month.

This introductory offer is available once per agency partnership and cannot be renewed through cancellation and subsequent rejoining.

From the following calendar month, the agency's discount will be determined by its qualifying performance during the initial membership period, subject to the introductory protection outlined in Section 1f.

1d. How the Monthly Listing Percentage Is Calculated

Your agency's qualifying listing percentage is calculated using the total number of genuinely new properties first listed for sale or to let online during each calendar month, including listings published on Rightmove, Zoopla and other recognised property portals.

The number of those newly listed properties photographed by Darryl Rixon Photography is divided by the agency's total number of qualifying new listings during the same calendar month.

Example:

  • Total new property listings: 12

  • Properties photographed by Darryl Rixon Photography: 6

  • Qualifying listing percentage: 50%

  • Qualifying discount: 25%

In this example, your agency would qualify for a 25% discount on eligible photography job orders submitted during the following calendar month.

Only properties actually published online during the qualifying month count towards the listing-percentage calculation.

Photography jobs ordered but not yet listed online will not count towards this percentage until the property is first published.

1e. Joining Partway Through a Calendar Month

If your agency joins the Partnership Scheme partway through a calendar month, your initial qualifying period will include only the remaining days of that month, beginning on your membership start date.

Only qualifying photography jobs submitted and genuinely new property listings first published online during that period will be included in the initial calculation.

Example:

If your agency joins on the 15th of a 30-day month, only qualifying activity during the remaining 16 days will count towards its initial monthly calculation.

If your agency lists 8 properties during that period and 4 are photographed by Darryl Rixon Photography:

  • Qualifying photography jobs: 4

  • Qualifying listing percentage: 50%

  • Discount earned for the following month: 25%

Your agency would receive its 15% introductory discount during the remainder of the joining month, followed by the earned 25% discount throughout the next calendar month.

From the first complete calendar month onwards, the calculation will include all qualifying activity throughout the entire month.

1f. First Full Month Discount Protection

To ensure fairness for agencies joining towards the end of a calendar month, a one-off minimum discount of 5% is guaranteed during their first complete calendar month of membership.

Where the initial qualifying period earns a discount greater than 5%, the higher earned discount will apply instead.

Example:

An agency joining on 28 January receives its 15% introductory discount until 31 January.

If no qualifying photography jobs are supplied before the end of January, the agency will nevertheless receive a 5% discount throughout February.

Its qualifying performance during February will determine the discount applicable during March.

This introductory protection applies only once to a newly registered agency partnership and is not repeated in subsequent months.

1g. Partner Qualifying Discount

The qualifying discount applies to eligible photography job orders submitted during the subsequent calendar month, including both agent-paid and vendor-paid photography jobs.

The discount applicable to an individual job is determined by the date the job order is submitted, not the date the photography appointment takes place or the images are delivered.

Discounts cannot be combined with other promotional offers unless expressly authorised by Darryl Rixon Photography.

2. Multi-Branch Agencies

2a. Collective Qualification

Where an estate agency operates multiple participating branches, qualifying performance will be calculated collectively using:

  • The combined number of qualifying photography jobs submitted by all participating branches.

  • The combined number of genuinely new property listings published online by those branches during the same calendar month.

Both qualifying methods will be assessed independently, and the higher resulting discount will apply equally across all participating branches.

Example:

If three participating branches collectively list 47 properties during January and 18 are photographed by Darryl Rixon Photography:

  • Job volume: 18, qualifying for 22.5%

  • Listing percentage: approximately 38.3%, qualifying for 22.5%

  • February discount: 22.5% across all three branches

Only branches formally registered under the Partnership Scheme will be included in the collective calculation.

Where participating branches operate separate sales and lettings departments, qualifying photography jobs and newly listed properties from both departments will be combined when calculating the agency's collective monthly discount.

2b. Additional Branches Joining an Existing Partnership

Where an additional branch joins an agency already participating in the Partnership Scheme, that branch will become eligible for the agency's existing qualifying discount from its registration date.

If the branch joins during the agency's original introductory calendar month, it may benefit from the introductory 15% discount where applicable.

Adding a new branch does not restart or extend the introductory discount period.

From the date of registration, the additional branch's qualifying photography jobs and new property listings will be included in the collective monthly calculation.

All participating branches will thereafter share the same collective qualifying discount.

3. Monthly Discount Coupon Codes

3a. Monthly Coupon Issue

A new discount coupon code will be issued on the 1st of each calendar month, reflecting the qualifying discount earned during the previous calendar month.

For multi-branch agencies, the same qualifying discount code may be used by all participating branches.

3b. Agent-Paid and Vendor-Paid Jobs

The qualifying discount applies to all eligible photography jobs, regardless of whether payment is made by the estate agency or directly by the property vendor.

Participating agencies may share their monthly discount coupon code with vendors instructing photography services through their participating branch.

This enables both the agency and its vendors to benefit from the same preferential photography rates.

3c. Coupon Validity

Each monthly coupon code is valid for eligible photography job orders submitted during the calendar month for which it was issued.

The applicable discount is determined by the date of order submission.

A photography appointment taking place during a subsequent month does not, by itself, invalidate the discount correctly applied when the order was submitted.

Unused discounts cannot be carried forward, exchanged for cash or retrospectively applied to orders submitted outside the relevant coupon period.

3d. Coupon Restrictions

Discount codes are issued exclusively to participating agencies and their associated vendors.

Codes must not be shared with non-participating agencies, branches or unrelated third parties.

Darryl Rixon Photography reserves the right to reject or withdraw discounts where codes have been used incorrectly, fraudulently or outside their intended qualifying conditions.

3e. Job Order Dates, Cancellations and Adjustments

For the purposes of the job-volume calculation, photography jobs submitted during a calendar month will initially be included in that month's qualifying total.

However, a job will only remain qualifying if the photography service subsequently proceeds.

Where a job is cancelled, does not proceed or is postponed beyond its original qualifying calendar month, Darryl Rixon Photography reserves the right to remove or reallocate that job from the original month's qualifying total.

Where a postponed job is subsequently completed, it may be counted in the calendar month in which the photography takes place, provided it has not already been counted in another qualifying period.

Each photography job may only count once towards the Partnership Scheme.

Example:

An agency submits 10 photography job orders during January, initially qualifying for a 17.5% discount based on job volume.

If 2 jobs are subsequently cancelled, the revised January total becomes 8 qualifying jobs, reducing the job-volume entitlement to 15%.

Provided the agency's listing percentage does not produce a higher discount, the revised qualifying discount would be 15%.

3f. Discount Adjustments and Reconciliation

Where a photography job is subsequently cancelled, postponed beyond its original qualifying calendar month or does not proceed, the agency's qualifying total may be adjusted accordingly.

If an adjustment results in a lower qualifying discount than originally awarded, the difference will be reflected in the next available monthly discount calculation, rather than retrospectively charging the agency or vendor.

Any discounts already applied to completed and paid photography jobs will be honoured, provided the original discount code was used legitimately and in accordance with the Partnership Scheme's terms.

Example:

If an agency initially qualifies for a 17.5% discount but subsequent cancellations reduce its entitlement to 15%, the difference will be reconciled against a future monthly discount calculation.

Any adjustment will be applied to the next available monthly coupon calculation, without creating a retrospective payment obligation for photography jobs already completed and paid for.

Darryl Rixon Photography reserves the right to review and correct qualifying calculations where cancellations, postponements or administrative discrepancies affect the discount originally awarded.

4. General Conditions & Eligibility

4a. Qualifying Photography Jobs and Property Listings

For the purposes of the Partnership Scheme, qualifying photography jobs and qualifying property listings are assessed separately.

Qualifying Photography Jobs

Photography jobs must be submitted through a participating agency and subsequently proceed to completion to remain eligible for the job-volume calculation.

Each property counts as one qualifying photography job, regardless of the number of additional photography or marketing services ordered.

Additional services purchased for the same property do not count as separate qualifying photography jobs.

Cancelled jobs, duplicate orders and jobs that do not proceed are excluded from the final qualifying total.

Qualifying Property Listings

Only genuinely new residential properties first listed for sale or to let online during the relevant calendar month will be included in the listing-percentage calculation.

Both residential sales and lettings instructions qualify equally under the Partnership Scheme, with all eligible photography jobs contributing towards the agency's combined monthly qualifying total.

Properties advertised for both sale and letting during the same qualifying period will count as one property listing, rather than two separate instructions.

Both calculations will be assessed independently each month, with the higher qualifying discount awarded.

The following are excluded:

  • Price reductions or price amendments to existing listings.

  • Properties withdrawn and relisted without a genuinely new instruction.

  • Existing properties transferred between branches.

  • Individual plots or properties marketed as part of new-build housing developments.

  • Duplicate property listings.

  • Properties already marketed online before the relevant qualifying period.

Residential Lettings – Returning Properties

A residential property returning to the lettings market following the end of a previous tenancy will qualify as a new listing, provided it represents a genuinely new letting instruction and is newly advertised online.

However, properties simply refreshed, amended or re-advertised during an existing marketing period, without a new letting instruction, will not qualify as new listings.

The listing-percentage calculation is based on properties actually published online, rather than the number of photography orders submitted.

Previously Photographed Properties & Relistings

Properties previously photographed by Darryl Rixon Photography will not count towards a new monthly discount qualification simply because they are relisted, re-marketed or advertised again, whether for sale or to let.

Where existing photographs from a previous job order are reused, the property will not qualify as a new photography job, nor will it count towards the agency's qualifying listing-percentage calculation.

However, where a new photography job is formally submitted and completed, the property may qualify as a new photography job, provided it represents a genuinely new sales or lettings instruction and meets the Partnership Scheme's eligibility criteria.

Each property may only count once per qualifying marketing instruction, regardless of how many times it is advertised, relisted or transferred between participating branches.

This prevents previously completed photography jobs from being counted repeatedly towards future loyalty discounts.

4b. Months Without Qualifying Photography Jobs

Where an agency continues to list properties but supplies no qualifying photography jobs during a calendar month, its discount for the following month will automatically reduce to 0%.

The agency will remain registered under the Partnership Scheme and may begin earning discounts again as soon as qualifying photography jobs are supplied.

Any newly earned discount will apply during the following calendar month in accordance with the standard qualifying structure.

The one-off introductory protection outlined in Section 1f remains the only exception to this rule.

4c. Payment Terms and Eligibility

Participation in the Partnership Scheme and entitlement to loyalty discounts are conditional upon all outstanding invoices being settled within the agreed payment terms.

Where invoices become overdue, Darryl Rixon Photography reserves the right to suspend the use of discount codes and associated partnership benefits until outstanding balances have been settled.

Repeated late payments may result in the withdrawal of partnership privileges or the introduction of payment-on-delivery terms.

4d. Accuracy of Qualifying Information

Participating agencies agree to provide accurate information regarding new property listings and qualifying photography instructions where reasonably requested.

Darryl Rixon Photography reserves the right to verify qualifying listings using publicly available property portal records and its own photography booking records.

Where discrepancies arise, the qualifying discount may be recalculated using verified information.

4e. Amendments to the Partnership Scheme

Darryl Rixon Photography reserves the right to amend the discount structure, qualifying thresholds, eligibility requirements or other Partnership Scheme terms where reasonably necessary.

Participating agencies will ordinarily receive at least 30 days' written notice of material changes.

Discounts already earned for a forthcoming calendar month will be honoured, provided the agency continues to satisfy the applicable eligibility and payment requirements.

4f. Suspension or Termination

Either party may withdraw from the Partnership Scheme by providing written notice.

Darryl Rixon Photography reserves the right to suspend or terminate participation where an agency repeatedly breaches the scheme's terms, misuses discount codes or fails to meet agreed payment obligations.

Termination will not affect any outstanding payment obligations or photography services already supplied.

4g. Annual Review

The Partnership Scheme, including its qualifying thresholds and discount percentages, may be reviewed annually to ensure its continued commercial sustainability.

Any material changes will be communicated to participating agencies in accordance with Section 4e.

4h. Maximum Discount

The maximum loyalty discount available under the Partnership Scheme is 25%.

Discounts cannot be accumulated, transferred between unrelated agencies or combined with other promotional offers unless expressly agreed in writing.

5. Acceptance of Terms

By registering for and participating in the Agent Partnership Scheme, the participating agency confirms that it has read, understood and agrees to these Terms & Conditions.

Continued participation remains subject to compliance with the scheme's eligibility requirements, payment conditions and qualifying criteria.
